Rules & Limitations

1. Minimum Contract Duration

The contract includes a minimum stay.

  • This helps ensure stability and fair pricing for everyone

  • If you leave earlier, the contractual notice period applies

  • Shorter durations or special exceptions are not available


2. Security Deposit

The security deposit:

  • is separate from the monthly rent

  • is paid before move-in

  • is always paid through a traceable method

At the end of the contract, it’s returned minus any damages or outstanding costs.

🚫 Cash payments or off-contract arrangements are not allowed.


3. Move-in Dates: 1st or 15th

Move-ins are possible only on the 1st or the 15th of the month.

This keeps:

  • rent cycles clear

  • invoices aligned

  • things fair for everyone

If a date isn’t available, we’ll suggest the next open slot.


4. Guests

Each room is for one person only, the one named in the contract.

  • Guests are allowed only for a limited number of nights

  • House rules must always be respected

  • Longer stays require approval and may involve extra charges

🚫 No permanent cohabitation or subletting.


5. Utilities and Consumption

Main utilities are included in the rent, with a fair use threshold.

  • Stay within the limit: nothing extra to do

  • Go over the limit: only the extra consumption is charged

  • Any extra charges are shared transparently

👉 Utilities are not unlimited.


6. Age Requirement

Only 18+ residents are accepted.

  • Valid ID is required

  • No exceptions are possible

  • Contracts cannot be signed for or by minors


7. Pets

  • Shared apartments: pets are not allowed

  • Studios: pets may be allowed only if clearly stated in the contract

This helps protect comfort and hygiene in shared spaces.
